Loan Officers
David Boyles is a top producer with strong consulting, transactional and analytical skills. He came to Apartment Bank from a direct Fannie Mae DUS lender, where he was California’s top producer in 2009. He spent six plus years with Washington Mutual, where he was both an apartment loan consultant and one of the in-house staff apartment appraisers. Prior to Washington Mutual, he was a Portfolio Manager for seven years for a high net worth individual with substantial real estate holdings consisting of multifamily, industrial, retail and office properties. In this capacity he managed all real estate functions including acquisitions/dispositions, tenant/landlord issues, entitlements and refinancing of the entire portfolio. He began his professional career with Arthur Andersen & Co, where he was Senior Tax Staff in the Valuation Practice. David Boyles is a California licensed Real Estate Broker and a Certified General Real Estate Appraiser. He graduated from the University of Southern California, Marshall School of Business, with a degree in Business with an emphasis in Real Estate. Mr. Carpenter joined Apartment Bank in June 2010 and has spent over 25 years in banking and income property lending fields. Prior to joining Apartment Bank he was a Senior Loan Consultant for Alliant Capital LLC a leading multifamily debt and equity financier and Fannie Mae DUS Lender. Mr. Carpenter was responsible for originating new loan production in California and the Western United States under the Fannie Mae DUS and 3 MAX Programs. As Senior Vice President of MetroPacific Bank in Irvine, CA, Mr. Carpenter headed the production of multifamily and commercial lending for the bank. Prior to MetroPacific Bank Mr. Carpenter spent 7 years as Vice President of Income Property Lending for First Federal Bank of California. Mr. Carpenter is a graduate of the University of Southern California.
Carlos Ceseña is an experienced, long standing commercial loan officer with 21 years in the real estate lending market. Prior to beginning his banking career, Carlos was in the United States Air Force as an in-flight refueling specialist on the KC135. Upon his leaving the Air Force, Carlos began his career in 1989 in the residential lending area, focusing on single family and multi unit properties. Before joining Bank of Internet/Apartment Bank, Carlos was with La Jolla Bank as one of the top producing commercial loan officers for ten years. His commercial lending focused mainly on apartment and mobile home loans, construction, and triple net business. Carlos is also on the Board of Directors for Community Health Group, a non-profit HMO. He serves as a chairperson of the finance committee and oversees $150 million gross annual revenue. He has been on the Board for 13 years. Carlos is dedicated to his clients and has long term relationships that go back many years. It is his goal to aid his clients in all aspects of their real estate financing needs.
John Drennan joined Apartment Bank in 2009 as a Commercial Loan Officer overseeing the Eastern US Market from Red Bank, NJ. John Drennan has over 15 years of Real Estate Finance Experience and has structured financing arrangements on all commercial property types. Prior to joining Apartment Bank, John was a Senior Loan Officer at Imperial Capital Bank. While at Imperial Capital Bank, John assisted the Bank expand into the New York/New Jersey Market and remained a top originating loan officer. John Drennan graduated from Boston University with a Bachelor of Science in Business Administration with a Concentration in Finance. John is actively involved in several industry associations including the Mortgage Bankers Association.
Prior to joining Apartment Bank, Mr. Gaylord originated Fannie Mae transactions for Arbor Commercial Mortgage and Principal Financial Group. Mr. Gaylord previously served as Sales Manager at First California Bank and Imperial Capital Bank and originated commercial transactions at Southern Pacific Bank. With over 25 year's experience, Mr. Gaylord has produced over $1 billion dollars of commercial and multi-family transactions. Mr. Gaylord graduated from the California State University Fullerton in 1985 with a degree in Finance and minor studies in Management Information Systems.
Will Grant boast nearly 30 years of real estate industry experience in San Diego County. He specializes in a wide variety of borrowers, properties, and transactions. Prior to joining Apartment Bank/Bank of Internet, he was with Provident Bank in San Diego where he was one of top producers in commercial lending. Will was also a member of the "Millionaire's Club" of First Federal Bank and the "President's Club" with American Savings Bank. These awards are presented to the top loan officers statewide. Will is a resident of San Diego since 1973 and a graduate of the University of San Francisco.
Prior to joining Apartment Bank Doug Little was CEO of Community Trust Federal Credit Union. Previously he was a Senior Loan Officer at Washington Mutual Bank in Orlando, Florida. With over 20 years in small balance commercial lending Mr. Little has significant expertise in Fannie Mae DUS and small balance portfolio lending. This effort has led to closing over $500,000,000 in commercial loan transactions. Doug was also a principal in a private lending firm. He also was a member of the Chicago Board of Trade for 5 years. A native of Chicago, Doug moved to Central Florida in 2006 where he lives with his wife, Jeanne.
Keith Nisenson offers a 25 year successful track record in banking that includes commercial real estate lending along with bank and lending management. For the past 15 years Keith’s primary focus has been on small balance multifamily and commercial real estate lending. This effort has resulted in over $1.3 billion in closed loans. This level of achievement is attributable to Keith’s dedication to serving his clients with prompt, professional and honest service that has resulted in long lasting relationships. Prior to joining the Apartment Bank team, Keith had successfully penetrated markets and built commercial real estate relationships throughout the country for LaSalle Bank, Impac Commercial Capital and Indymac Bank. His hard work and diligence allowed him to become well versed in most major metropolitan areas throughout the county. Keith offers a unique balance of sales and origination skills with underwriting know-how that makes this all happen. Keith was born and raised in Los Angeles and earned a BS in Business from the University of Southern California. Pursuing a career growth opportunity, Keith relocated to Chicago in 2000.
Fred Ornelas has been a multi-family loan officer for more than 22 years. 18 of those years were spent with World Savings Project Loans, and subsequently due to merger, with Wachovia Multi-family Lending. The majority of his career has been spent in the Southern California market where he originated high quality apartment loans. However, early in Fred’s career with World Savings, he was hand selected by the President due to his demonstrated performance to relocate several times to establish new lending territories in Arizona, Virginia, Maryland, Pennsylvania and New Jersey. During Fred's career, he has consistently been a national top producer and has been honored with numerous awards for both production and trusted performance. He has originated more than 2,200 apartment loans and has assisted thousands of investors in achieving their financial goals. Fred is a Licensed California Real Estate Salesperson and Broker and earned his bachelor's degree in business administration from California State University at Fullerton with a concentration in finance.
After graduating from the University of Southern California, Mike started his career as a commercial real estate appraiser. After several years, he earned the MAI designation from the Appraisal Institute. Around that same time, Mike formed Bristol Realty Counselors, a full service real estate appraisal and consulting firm in Orange County and San Francisco. The firm grew to more than 10 senior level appraisers with a specialization in the appraisal of hotels and motels. Bristol Realty Counselors developed into one of the premiere real estate appraisal firms in the region which led to it being the target for an acquisition. Mike successfully negotiated the sale of Bristol Realty Counselors to GMAC Commercial Mortgage in 1999 and stayed on as a branch manager for two years. After ten years in the real estate appraisal business he wanted a new challenge but wanted to be able to still use his real estate valuation skills. Mike accepted a position as a commercial real estate loan officer with Fidelity Federal Bank in January 2001 and was there for a little more than a year when the bank was sold and closed down their commercial division. In 2002, Mike accepted a position with First Federal Bank of California in their Income Property Lending division. Mike’s loan production steadily increased every year while at the bank and he was consistently one of the top producers until the bank stopped lending in January 2009. After a successful stint as an independent mortgage broker with his own company, Mike decided that he preferred to be with a lender and this led him to Apartment Bank where he started in August 2010 and has already become a top producer. Mike currently lives with his wife of 19 years, Enid, and his three children, Harrison, Rachel, and Ben. |
